Texas Business reports:  HOUSTON—The eagerly anticipated and much needed expansion of Henry W. Grady Middle School was recently completed by Satterfield & Pontikes Construction Inc. for the Houston Independent School District.

The $9.4 million project included the addition of a 52,600-square-foot building and 9,500-square-foot gymnasium.

Work included construction of a two-story building with classrooms, science labs, food service and commons area, media library, health clinic, and areas for administration, music, theater arts and special education.

In addition, S&P constructed a pre-engineered metal practice gymnasium and installed new mechanical and safety systems, landscaping, irrigation, and parking lot.

S&P was selected for the job due to its advanced ability in using Building Information Modeling (BIM) to produce precise estimates.

HISD dismissed the original contractor because of its inability to develop a Guaranteed Maximum Price (GMP) that fit within the district’s budget. The best GMP the original contractor could develop was $12 million – 33% higher than HISD’s budget allowed. After the district selected S&P to rescue the project, S&P, using BIM, developed a GMP of $9 million that fit perfectly within HISD’s budget.

The project was located on an extremely tight site in one of the busiest areas of Houston on San Felipe Street at Sage Road in the Galleria area. With little room for materials storage or parking and with students on campus during construction, deliveries had to be precisely coordinated with the school’s schedule, particularly during student drop-off and pick-up times.

Gensler provided design and architectural services for the Construction Manager-at-Risk project. Rice & Gardner Consultants served as program manager.
